We have just returned from a one-week stay at the Belvedere Hotel in Zakynthos (all inclusive) (July 2026) The hotel is located about 30 minutes from the airport. A taxi cost 45 euros one way, so I would recommend renting a car directly at the airport. This also gives you a car during your stay, which is a big advantage since the hotel is quite far from town. We rented a car from day 2 for 4 days, and it cost us €280. The hotel is situated high on a hill with fantastic views of the sea and the mountains if you book a sea-view room. The staff are very friendly and helpful. The food was decent, but we had expected more from the Greek cuisine. The selection was somewhat limited, and we missed more meat dishes and a wider variety of local specialties. However, the salad buffet was excellent, with fresh and flavorful vegetables and fruits.Vegetarians will find plenty of options. The biggest downside was the dining area. It was quite small, and most tables were for two or four people. We were three families traveling together and were never able to sit at the same table, which made meals less enjoyable. In addition, the hotel seemed to be short on glasses and plates, so freshly washed glasses were often still warm when you wanted to fill them with a cold drink. Tap water was not drinkable, so guests had to refill water bottles themselves in the dining area. I would have appreciated it if the hotel provided water bottles in the rooms or if housekeeping refilled them. The hotel consists of several buildings spread across a large and beautiful garden, rather than a single main building as showens in the pictures. This means there are not lifts to all areas. If you are traveling with a stroller or have reduced mobility, it is a good idea to contact the hotel in advance to request a more accessible room. The room was cleaned daily, and we received fresh towels every day. The bed linen was also changed whenever needed—for example, after my son accidentally got chocolate on the bed. Some of Zakynthos’ most beautiful beaches are close to the hotel, but if you want to visit the town, a car is almost a necessity. Overall, I would rate the hotel 6 out of 10. The beautiful views and friendly staff raise the score, but the food and dining area bring the overall experience down.

Myself, husband and 8 year old daughter stayed here for 2 weeks all inclusive and it wasn't great, but wasn't the worst either. On arrival the reception area is lovely and cool and plenty of couches..The room on first glance looked beautiful and clean. The cleaners were absolutely amazing and were in everyday without fail cleaning the room. On further inspection it was in desperate need of updating and fixing the issues. There was hollow holes in the facings of the bathroom doors. It looked like they had tried filling them at some point but did a poor job. In the inside of the toilet door the wood was rotting away like it had some water damage at some point. The tiles behind the toilet cistern were completely broke. The double bed was two single beds pushed together and the side my husband was on the bottom left leg was completely broken so his bed was at a slanted angle and he didn't get much sleep due to having an uneven bed and suffers with bulging discs. There was a wall across from our apartment door which was crumbling away. It not just like a 1 or 2 foot wall its probably 10+ft so if this was to come down it could seriously injure them. It also spelled really strongly of the odour male cats give off when marking their territory. This was all we could smell as soon as we opened our bathroom window because we kept it open due to the heat. We specifically asked for a quiet room and were given an apartment right above where deliveries come in between 7 - 8 am so we were woken every morning at stupid time due to deliveries and men not even talking but shouting when talking. We come on holiday to enjoy and wind down so don't expect to be woken at the same time we set alarms for work back home. Let's talk about the 'All inclusive' We have stayed at many hotels and this definitely was not all inclusive. There's a buffet 3 times a day but its the same food everyday with maybe 2 things changing each day. Even the lunch and dinner buffets were practically the same. There's a fizzy drinks dispenser, fresh fruit juice dispenser and 2 tea/coffee machines. We were only allowed to drink the fresh juice in the mornings they turned the machine off completely for the lunch and dinner service. When we first arrived they only put out butter sachets for the breakfast service, we weren't allowed butter at lunch or dinner. So we started taking a load of them back to our room so we had butter at lunch and dinner times. Think they realised folk were doing this so our 2nd week there they did start putting butter out at lunch and dinner time. There was a couple of occasions that the fizzy juice dispenser was out and they wouldn't give us any from the bar. So it was water, tea, coffee or nothing. The staff would hover and you would barley put your cutlery down before they were whisking the dirty plates away from you. One positive thing about the buffet was our daughter has high functioning AUDHD and has a very bland diet. There was only one past she would eat and a couple of times it wasn't out she got very emotional and had a few meltdowns. The manager would have a plate of plain pasta brought to her. The pool bar the drinks were given in small plastic cups that weren't even the size of a half pint, and the beer was seriously watered down. Not sure about the spirits as we don't frinknspirits or wine. The had a very limited cocktail menu which was always sold out they would make one jug per day and once it was gone it was gone. You were also only allowed one of each flavour a day. There was no snacks which is usually part of an all-inclusive package. We had to buy all snacks and ice lollies. They would leave a tray out all day in 30°c+ heat that were free. The whole point of paying to go all inclusive is so we are not spending excess amount of money, you know what kids are like they constantly want ice creams etc. The pool was a joke there wasn't even enough sunbeds for a fraction of the number of guests at the hotel. The bar closed at 10pm and there's was no entertainment except the Greek night every Friday, and the hotel really is in the middle of the sticks. The two supermarket shops are like a 20 minute walk so 40 minutes to go to the shop when its scorching 34° heat wasn't cool. The beach is the same distance right next to the shop. There were loads of Greeks holidaying there and they seemed to think the owned the pool. We ended up hiring a car for a day then quads for 3 days just so we could get out and about otherwise we would have been crawling the walls out of boredom. I had a massage in the spa and it was lovely and relaxing but really quite expensive. The floor above the dining room has a path (shortcut to the crossroads) there is so much space and potential but it lies there empty and overgrown. I would take a walk up daily just to have some chill time and would listen to what sounded like 1,000,000 crickets in the trees. The day before we left I rolled my ankle on a lose slab cutting my knee and banging my head so hard. I wouldn't rate this place if you have kids or like to explore etc while away (like we do) It would be great for a retired couple wanting away to do nothing but relax in a quiet peaceful environment.

THIS HOTEL IS OWNED BY VITSOU FAMILY . A PROMINENT FAMILY OWNS HOTELS, VILLAS, RESTAURANTS ETC ON THE ISLAND . YOU WILL NEED THE ASSISTANCE OF MRS EVREDIKI VITSOU IF YOU LOSE YOUR PASSPORT ETC AS SHE IS THE BRITISH VICE COUNSEL APPARENTLY! THIS IS NOT A TYPICAL ALL INCLUSIVE HOTEL. NEITHER IT IS LUXURY !! THIS IS A BUDGET, LIMITED ALL INCLUSIVE APARTMENTS! LIMITED DRINKS SELECTION WHICH IS PAYABLE AFTER 22.30PM! THERE ARE 6 READY MADE COCKTAILS, DISPENSED FROM A BOX , AND LOCAL SPIRITS ARE INCLUSIVE UNTIL 22.30PM. AT THE SO CALLED POOL BAR ANY DRINKS FROM THE FRIDGE IS PAYABLE. ICE CREAM OR CRISPS ALSO ARE PAYABLE. SO, CALLED SNACK BAR/POOL BAR IS A TRAGEDY! ABOUT 4PM THEY PUT 2 SMALL METAL CONTAINERS ON THE BAR WHICH CONTAINES A SMALL NUMBER OF SMALL SANDWICHES OR BABY PIZZA BITS AND ALL FINISH IN 10 MINUTES AS THERE IS NEVER ENOUGH FOR EVERYONE BY THE POOL! THE POOL IS VERY SMALL AND THERE ARE NOT ENOUGH SUNBEDS BY THE POOL. THERE ARE TOWELS ON THE SUNBEDS RACES EVERYDAY MORNING ! SO, YOU NEED TO BE A VERY EARLY BIRD TO RESERVE YOUR SUNBED! GYM IS NOT INCLUSIVE EITHER! THEY CHARGE 10 OR 15 EUROS!! FOOD IS OKAY. THERE ARE 2 CLOSE BY RESTAURANTS IN WALKING DISTANCE AND 1 ITALIAN! OUR ROOM WAS NICE WITH A SEAVIEW AND BIG TERRACE. THE BATHROOM IS FLOODED AFTER EVERY SHOWER! THEY NEED TO PUT SHOWER CURTAINS TO STOP FLOODING. NO PROBLEM WITH THE STAFF. THE LADY AT THE RESTAURANT BAR DOES NOT SMILE THEREFORE , WE NAMED HER SMILEY! THEY NEED MAY BE 2 MORE EXTRA STAFF AT THE RESTAURANT AS DIRTY PLATES KEPT PILING UP ON TABLES. ENTERTAINMENT IS A MYSTERY AS THERE IS NO INFORMATION ABOUT IT. THERE WAS 1 GUY IN A SKIRT AND FUNNY SHOES WITH HIS GIRL FRIEND JUMPING AROUND AND SHOUTING "HOPA!!" ON FRIDAY EVENING . NO INFO. THEY JUST TURNED UP AT THE RESTAURANT. WE ALSO CAME A CROSS 2 CHAPS SINGING TO THE EMPTY TABLES ON THURSDAY NIGHT! IT WAS A BIT AWKARD AS WE SAT BEHIND THEM AND THEY WERE SINGING TO THE EMPTY TABLES. ONE OF THEM TURNED AROUND AND APOLOGISED FOR TURNING THEIR BACKS TO US!! A BIT LIKE FAWLTY TOWERS !! HOTEL IS IN A VERY QUIET, BEAUTIFUL LOCATION, NOTHING MUCH AROUND. YOU COULD WALK TO BOTH PORTO ROMA AND GERAKAS BEACHES. GO TO JOANNAS MARKET IF YOU WANT TO HIRE A CAR AS SHE CHARGES MUCH LESS THAN WHAT HOTEL CHARGES! JOANNA IS A LOVELY LADY. TRY THE RESTAURANT NEXT DOOR AND THE BAKERY ACROSS THE ROAD. SO, IF YOU NEED A QUIET HOLIDAY THIS HOTEL IS FOR YOU. YOU JUST NEED TO ENTERTAIN YOURSELF BY RUNING FOR SUNBEDS EARLY IN THE MORNING! ANYONE WANTS A PROPER, UNLIMITED ALL INCLUSIVE HOTEL WHERE ICE CREAM, CRISPS AND GYM IS FREE HAS TO GO SOMEWHERE ELSE! I WOULD LIKE TO THANK THE STAFF FOR THEIR HARD WORK. ESPECIALLY, BACK OF HOUSE STAFF. RESTAURANT MANAGER PANOS IS OKAY. HOTEL MANAGER MR T ,( THE CHAP WITH BEARD)NEEDS TO RELAX , SMILE AND GET INVOLVED WITH GUESTS! SOME HUMBLE ADVICE TO THE OWNERS VITSOU FAMILY: PLEASE, PUT A FREE BEACH TRANSFER TO THE PORTO ROMA AND GERAKAS BEACHES SO THAT YOUR GUESTS WOULD NOT BE SO MUCH INCONVENIENCED WITH THE LACK OF ENOUGH SUNBEDS AND THEY WOULD ALSO SPEND THEIR MONEY AT YOUR RESTAURANT AT PORTO ROMA! AND ALSO PLEASE, PUT WINDOW STICKERS ON ALL OF THE GLASS DOORS AT THE RESTAURANT ETC SO THAT GUESTS WILL NOT WALK INTO THE GLASS DOORS AS IT HAPPENED WHERE WE WERE THERE! AND " MIND THE STEP " SIGN IN FRONT OF THE TERRACE DOOR BY THE LOBBY TO STOP GUESTS TRIPPING! THANK YOU. HAVE A SAFE & PROFITABLE SEASON!
